Basic Problems Detected


                              This is our most basic scope for reporting on Foundations, Walls or Roofs. When conditions in the areas observed are found to be non-compliant with the Uniform Building Code (UBC), or other applicable building codes, they are identified as problems in the written report. These recommendations present affordable, common sense actions that can be taken to make a home safer from earthquakes.

                              It is these affordable common sense actions  that are the focus of our services This report is intended to serve as a guide to the homeowner that merely wants to know what deficiencies might exist in the foundation, walls or roof of a home. Recommendations in this category follow code specified rules for the quantity, installation, and location of anchoring devices. This service will recommended solutions for the all Problems Detected. Although this method does not involve engineering calculations, it is an accepted method for achieving basic code compliance.  
 

Foundation

                   Losses from recent earthquakes have indicated that strengthening the substructure framing and its anchorage to the foundation are the most cost effective ways to improve the seismic stability of a single family home. In addition to a significant reduction in the potential for earthquake damages, a home that has had its first floor framing and foundation anchorage brought into compliance with current building codes is more likely to remain inhabitable after an earthquake.

Walls

                    Because a home's wall structure is concealed behind interior and exterior wall finishes, these finishes must sometimes be removed to determine the location and configuration of the structural components. For these reasons, analysis and retrofitting of the homes super structure can be very disruptive and expensive, and are not always cost effective. However, homes that have unusual framing configurations such as split  levels, expansive glass walls, or living spaces over unbraced garages may require a wall analysis to evaluate their structural integrity. We recommends a wall framing analysis whenever unusual framing conditions exist.

 

Roof

                    Due to the risk of fire associated with wood shingle roofs, many homeowners wish to replace them with more fire retardant roofs. Similarly, composition shingle roofs are frequently replaced with a different roof system for appearance reasons. We recommend a roof framing analysis whenever a roof replacement involves heavier roofing materials than the existing roof. This report is designed to verify that the existing structure can support the vertical (gravity) loads created by the new roof. Heavier roofs also create additional earthquake loads that must be resisted by the wall framing and the substructure.

                Expect Earthquake Damage - No amount of retrofitting will make a home immune from earthquake damage. Even the most strengthened homes can suffer cracked stucco and drywall, broken widows, structural deformation, or other damage from a strong earthquake.  .
